Ft Worth’s zoning overlay is a “Form-based” ordinance. The solution required that the school be located practically on the ROW line close to the street. Points toward approval were earned by adding pedestrian friendly elements including benches, way-finding features and a sculpture. Enlarged windows were required as well. The result was a positive street walkway experience.
